1. We introduce; we do not sell

OwnersLand publishes listings placed by its members. The properties advertised belong to the members who posted them. We do not own, value, survey, inspect, hold or warranty any property shown on the board, we do not act as estate agent for either side, and we act as neither party's agent.

2. Accuracy of listings

Every listing is the statement of the member who posted it. We review listings against our rules and remove those that break them, but a review is not a verification of ownership, title, tenure, boundaries, area, planning status, access, condition or fitness for a purpose. Descriptions, photographs and asking prices are not warranties from us.

3. Your own checks

• View the property before you commit, and keep every offer and agreement in writing.
• Instruct your own solicitor or conveyancer, and rely on their searches and their reading of the title rather than on the advert.
• For land, verify boundaries, area and rights — easements, wayleaves, shooting, grazing and tenancy rights — on the title plan and in the documents, not from a photograph.
• Confirm the planning position, any listed or protected status, and the utility and access arrangements before you exchange or sign a lease.
• Tenants should confirm the deposit protection, safety certification and inventory arrangements that apply to the lettings.

4. General information, not advice

Text published on this site is general information about property and about using the platform. It is not legal, financial, tax, valuation, surveying or agricultural advice. Take advice from a qualified professional before acting on anything that affects your land, your property or your money.

5. Prices and availability

An advertised price is what the advertiser offered on the day they posted. Prices change, properties sell or let and listings are withdrawn. Nothing published here is an offer capable of acceptance by you; it is an invitation to treat.

6. Third-party links

The site links to the partner sites of our network and occasionally to outside resources. We are not responsible for the content or the practices of a site we do not operate.

7. Limitation

Our liability is limited as set out in section 10 of the Terms & Conditions. If something on the site misleads you, tell us through the contact page and we will look into it.
